It is with deep regret that we acknowledge the passing of resident and former ORA committee member Valerie Rapley. Valerie was a person always willing to assist with Onemana events and activities, her positive and beautiful manner will continue to be felt through our community.

Onemana Ratepayers Association Constitution – Proposed rules change
Your committee is putting forward rule changes to be considered at a Special General Meeting to be held on Saturday, 26 October 2019. The 10.00am meeting will be held at the Pool and Spa Complex. These rule changes are intended to enable a more inclusive and diverse membership for the betterment of Onemana, and reflect that in the membership and voting clauses; and to change the Association’s name to better
represent our new membership. When drafting and debating these recommendations the following key aspects were considered by the committee: The need to remove confusion over who can be a member of the Onemana Association, Realizing and recognizing that the Onemana community consists of more than just property owners, who may wish to contribute and be involved, Providing access to those who despite having left the Onemana area who may wish to still have an involvement with Onemana community. These changes were approved by your committee at its meeting 29 July 2019.
The Proposed changes:
Clause 4 MEMBERS:
Existing Clause 4 i) MEMBERS is:
i) Membership shall be open to:
All persons having an interest as proprietor of an estate in fee simple (whether as sole proprietor or jointly or i common with any other person) in any land (other than Thames-Coromandel District Council reserves) in the area known as Onemana.
Change Clause 4 i) MEMBERS to:
i) Membership shall be open to:
(a) Own or lease (for a minimum period of 3 months) property within the Onemana area.
(b) Spouses, partners, children or friends of anyone eligible to be a member in clause
4 i) (a) above.
Clause 14 PROCEDURE AT MEETINGS
Existing Clause 14 ii), iii), v) PROCEDURE AT MEETINGS is:
ii) In all cases one vote only shall be exercised in respect of each property title (or in respect of a Body Corporate each Principle Unit) in person, and every member having more than one ownership qualification as defined in Clause 4 (1) (a) hereof shall be entitled to one (and only one) additional vote, provided the subscription has been paid for the additional section, save that the Chairman in the case of an equality of votes shall have a casting as
well as a deliberative vote. iii) Members who are in joint or common ownership of a property must decide between themselves who will exercise the vote for that property. v) A similar voting procedure shall apply to Committee meetings, with the exception of the additional vote for members with the extra ownership qualifications referred to in sub- clause (ii) above.
Change Clause 14 ii) to – Each financial membership shall be entitled to one vote. In order to vote the member must have attained the age of 18 years.
Change Clause 14 iii) – remove/delete entire clause Change Clause 14 v) to – A similar voting procedure shall apply to Committee meetings. Clause 1 NAME:
Existing Clause 1 NAME: The name of the Society is “Onemana Ratepayers Association Incorporated” hereinafter referred to, unless the context otherwise demands, as “the Association”. Change Clause 1 NAME to:
The name of the Society is “Onemana Residents and Community Association Incorporated” hereafter referred to, unless the context otherwise demands, as ORCA. Throughout the Constitution document where the Onemana Ratepayers Association Incorporated is referred to “the Association”, this reference will be changed to ORCA. RESOLUTION: It is resolved that ORA members approve these constitutional changes for adoption at the Special Meeting 26 October 2019.
Local Body Elections:
Meet the candidates in this year’s Local Body Elections – Saturday 14 September, 5.30pm at the
Whangamata Memorial Hall.
The ORA Committee has undertaken to ascertain how noise regulations are enforced to ensure all members of our community understand the position. We are aware that some issues have
arisen over noise with unacceptable consequences for parties involved. Our advice from TCDC is that guidelines are in place to ensure any action regarding excessive noise is reasonable.
TCDC has advised that any noise complaints will be assessed from the location where the complainant resides.
The action by the committee follows a recent event at the Café when a noise complaint was lodged. The committee felt the complaint was unreasonable and therefore sought to ensure future activities were not inhibited by such unwarranted complaints.
Market Day 2019:
Stall applications are coming in for the 2019 December Market Day. We are still seeking food stalls, if anyone knows of a food stall owner who may wish to be involved then please have them contact the committee.
We have traps available for anyone who is keen in keeping rats and the likes in check around Onemana. Please contact the committee if you would like a trap – there is no cost. We have attached an appropriate magazine article on pest control and the traps that are available.
Dotterels Breeding Begins:
Despite being early in the season the first Dotterels eggs have been found on the beach. Attached is anupdate fromKen, Christine, Dean and Anne on what we need to be aware of and the TCDC regulations which assist in protecting the birds and the eggs.
